Topographical Surveys
A detailed drawing of an exterior area, showing the layout of the land.
Used by the majority of our clients, this type of survey can be used to design new road layouts, new buildings or extensions, flood assessments, drainage surveys or assess the amount of land contained within a lease. Tree location and identification, road lines, boundaries, structures and drainage etc can be shown in the drawing as required. We have measured all types of areas - rivers, church grounds, castle grounds, car parks, motorways, railways, and fields. Our surveys can be linked to the Ordnance Survey network or provided on an arbitrary or site datum as required. Surveys can be supplied in 3D or 2D AutoCAD and exported in most formats for input into other modelling software, such as Bentley MX GENIO and other user defined XYZ file masks
Measured Building Surveys
A detailed drawing of the interior and exterior of a building.
Used by Architects, Building Surveyors, Energy Assessors, Interior Designers, Property Managers, Estate Agents and other members of the design and planning teams. A Measured Building Survey will often be required when designing a new extension, major alteration or interior layout, preparing a leasing document, or preparing a planning application. Sections and elevations can be provided as part of the service or on their own. Window sill to head levels, door head levels and floor to ceiling levels etc. can be measured. All details can be captured such as overhead beams, services, ceiling plans or raised floor grids in offices, and these can be accurately shown for planning of partitions and services layouts. Our surveys can be linked to the Ordnance Survey Network or provided on an arbitrary datum as required. We have measured all types of structure including hospitals, multi-storey car parks, offices, schools, theatres and libraries.
GPS Surveys
A survey carried out with Leica SmartNet equipment.
This allows us to position all of the survey data on the Ordnance Survey National Grid and relate all levels to the Ordnance Datum Newlyn. Our state of the art equipment receives the signals from both the American Global Positioning System (GPS) and the new European Union's Galileo positioning system (GNSS), which allows us to achieve the highest possible accuracies equally in built up areas and open fields. All our clients benefit from this technology as all survey data is linked to the Ordnance Survey National Grid and Datum using this state of the art technology.
Site Setting Out
The accurate marking out of foundations, brickwork, piles, road positions, level information or drainage etc. on a construction site.
Used by contractors to position the buildings etc on site once the designs have been approved. Steel columns, pads and bolt boxes can be accurately set out so steel work can be bolted straight into place. Datum’s established to give reduced levels, channel levels, slab levels, finished floor levels etc. We also set out boundaries when a fence etc has been removed and needs to be put back. When land is sold off or purchased, we can accurately set out boundaries to indicate the area to be bought or sold.
Volumetric Surveys
An accurate calculation of a spoil heap, stock pile or hole in the ground.
Often used by Contractors and Engineers. Used to calculate cut and fill amounts when conducting major earthworks. When a load needs to be transported off site, an accurate volume can be used to calculate the cost of hiring several trucks as required.
Verified Views for Visualisations
A survey of key points within an image of a view across an area for development.
We provide a coordinate schedule of surveyed points based on the Ordnance Survey National Grid & Datum which we index and annotate onto the image. The points represent edges and corners of buildings etc, which are used to create a visualisation of what is to be built within the development area. Used by architects and designers to give councils, residents and the general public an impression of what is to be built.
Utility Mapping

Once the service tracing teams have marked up where all the services are located, we can survey their markings to create a map of the area and the services layout. Used by all our clients, this can prove to be a valuable addition to any design process, especially those working closely with utility provision.
Leasing Plans
A basic measured building survey used solely for the production of a lease plan.
These are used by estate agents, building surveyors, land agents, property developers and building agents when a new tenant enters a property or when an existing property is altered and is going to be leased. These drawings make up part of the leasing documentation to show the exact area contained within a lease agreement. Our drawings are Land Registry compliant and can show the accurate usable area in compliance with the RICS code of measuring practice.
3D Laser Scanning
The accurate 3D capture of a building to aid in the production of CAD plans.
The key benefits of the 3D laser scanning are the comprehensive data collection and accuracy. Scanning allows us to work with an accurate model of the building, this in itself aids the production of accurate existing CAD plans as we are working with what is effectively a scaled photograph of the building.
From this data we can produce cross sections, elevations and internal floor plans.
